Update on GWLRA's AGI Case Management Hearing on 15/12/2022
Great West Realty Advisors (GWLRA) filed an Application for an Above Guideline rent Increase (AGI) on November 19, 2019. The Case Management Hearing was held on December 15, 2022. The High Park Tenants Association (HPTA) represented all tenants affected by the application. These buildings include: 35, 65, and 95 High Park Avenue, and 66 Pacific Avenue.
The HPTA is pleased to report that the AGI requested has been reduced as follows:
0.80% & 0.79% have been reduced to 0.68%
0.74% & 0.73% have been reduced to 0.63%
The first effective date for the rent increase is March 1, 2020
This reduction is a result of the HPTA’s detail-oriented review of the landlord’s submitted capital expenses. This reduction resulted from the full removal of expenditures related to the Recreational Facility Repairs. Partial removal of the Lighting Retrofit and the installation of Heat Exchanges as they were also related to the Recreational Facility Repairs.
Affected tenants should have already received an official Rent Order from the Landlord and Tenant Board. Any outstanding monies from either the landlord or the tenant are required to be paid within 90 days of the official notice.
