GWLRA AGI Case Management Hearing on Dec. 15, 2022

Through its operating company, 1213763 Ontario, Great West Realty Advisors (GWLRA) filed an Application for an Above Guideline rent Increase (AGI) on November 19, 2019. After a delay of nearly 37 months, the Landlord and Tenant Board (LTB) will review that Application at a virtual Case Management Hearing (CMH) on December 15, 2022.

If you will be affected by the AGI, you will find your name in the Schedule of Parties attached to the Notice of Case Management Video Hearing you recently received from the LTB.

You do not need to do anything.

The High Park Tenants’ Association (HPTA) will attend the CMH on your behalf and will attempt to negotiate the AGI down from the allowable maximum of 0.79% shown in the Notice.

The result of the CMH will be officially communicated to you through an Order under The Residential Tenancies Act issued by the LTB approximately one to two months after the CMH.

The Order will specify the exact amount of the AGI agreed and could require you to make a retroactive lump sum payment adjustment to GWLRA if you have been making only the required minimum Guideline annual rent increases since March 1, 2022. In this case, GWLRA will notify you of the amount you owe and due date.

If you have been making the annual rent increases suggested by GWLRA, any rent you have paid over the agreed AGI will be credited to your account.
