The Transition from the previous HPTA administration is proceeding
Our new look website will be coming shortly. The address has already been changed to www.HPTA.ca to make it easier for you to remember and input. It will continue to supply all the information and notices you are used to and all the historical entries will still be available for your review. The new site will adapt better to your mobile device and it will also contain a link to our new PayPal account to make it easier for everyone to deposit donations straight into our HPTA bank account.
Our MailChimp e-mail subscriber list has grown and continues to grow remarkably This is important because (in conjunction with the website) it will be the main method of communication with our members when important information needs to be sent to you. So please sign up. There is a link on the website that lets you do exactly that and over the next few days you will also notice a flyer on your lobby and laundry room bulletin boards to remind you.
We have instituted regular monthly meetings with Vertica and Minto management (so far four with each) to review tenant concerns and attempt to head off trouble at an early stage. So please continue to copy us with the issues you have e-mailed to the attention of management. They are all discussed.
Above Guideline Increases:
Last week at a Landlord and Tenant Board Hearing, we were able to maintain an AGI increase of 1.0% for all the tenants in Dmi -managed 299 Glenlake. About half the tenants were eligible for an larger increase of 1.21%. Dmi also agreed to address some security, maintenance, and laundry-room access issues.
Still ahead: Vertica East’s AGI. The date for the Landlord and Tenant Board Hearing has been postponed a number of times and Vertica’s application is now likely to be heard in mid-April. You will receive a notice of the hearing date and a copy of the application in the mail. In the meantime, make sure to hang on to your N1 Notice of Rent Increase. The information may be helpful to HPTA at the hearing.
Further ahead: Minto’s AGI. Although the application was filed in 2015, a date for the Landlord and Tenant Board Hearing has yet to be set. It is also expected to be in mid-April. The Minto High Park Village Redevelopment Proposal:
Minto’s Town Hall meetings at the beginning of November have set off a storm of protest at the scale and design of their proposal. It is not to late to contact Minto with your thoughts. They have expressed interest in hearing from their tenants and affected neighbourhood residents before they finalise their development plan and file their application with the City of Toronto. We urge you to e-mail their design team at firstname.lastname@example.org attention: Michelle Charkow with your comments.
Your Ward 13 Councillor, Sarah Doucette email@example.com and your High Park MPP, Cheri Di Novo firstname.lastname@example.org are both aware of the project and will welcome your comments and copies of your e-mails to Minto.
The next step is for Minto to host a Community Information Meeting with its planners and the City of Toronto planners in attendance to address your questions and receive your comments. The City will mail out a notice of the time and location to affected residents when the date has been determined. A best guess is sometime in January.
Finally, this project is likely to end up at the Ontario Municipal Board on appeal. The OMB does not have a stellar record of listening to citizen concerns or, for that matter, the City of Toronto. Recognising the community has concerns with its mandate and performance, the OMB is presently undergoing a Review process.
